Fuengirola has 57 new developments on our books — the largest new-build market between Málaga and Marbella — from €215,000 to €3,960,000, with a median starting price of €705,000. It is the only town on this coast where a new apartment, a train station, a beach and a full year-round town centre come together, and the price band from €215,000 to €1 million is the busiest part of the market.

Under €500,000: 18 developments
Fuengirola is where the new-build market still starts around €215,000. 18 developments are below half a million, most of them one to three bedroom apartments of 50–130 m² in Los Pacos, Torreblanca and the blocks behind the coast road. At this level you are ten to fifteen minutes’ walk from the beach, in a town with a hospital, schools and shops that stay open in January.
€500,000 to €1 million: 28 developments, the centre of the market
This is the largest single band in Fuengirola: three and four bedroom apartments, penthouses with sea views, and townhouses. Los Boliches and the seafront command a premium; Los Pacos gives you more space for the same money, with the trade-off of a hill and a 15-minute walk to the beach.
- €540,000 — 2–3 bedrooms, 98–187 m² in Fuengirola.
- €545,000 — 1–4 bedrooms, 1–188 m² in Fuengirola.
- €565,000 — 2–3 bedrooms, 83–162 m² in Fuengirola.
- €770,000 — 3 bedrooms, 229 m² in Fuengirola.
- €790,000 — 2–3 bedrooms, 89–116 m² in Fuengirola.
Above €1 million: 11 developments
Above a million the town changes: 8 developments start between €1m and €2m, 2 between €2m and €3m, and one above three. These are villas and large penthouses on the edges — Torreblanca, the hillside above Los Pacos, and the last plots towards Mijas. The top of the market is €3,960,000.

Where inside Fuengirola
- The centre and the seafront — the promenade, the marina area, shops and restaurants. Apartments, walkable, and the highest prices per square metre in town.
- Los Boliches — west of the centre along the coast, with its own train stop, a long beach and a dense restaurant strip. Popular with year-round residents.
- Torreblanca — further west towards Benalmádena, quieter, with a beach and a train stop; a mix of older urbanisations and a few new schemes.
- Carvajal — the western edge, on the border with Benalmádena. Low-rise, hillside, and the cheapest of the coastal districts.
- Los Pacos — inland and uphill, a residential district with schools, a large Finnish and Nordic community, and the best value per square metre in the town.
- El Boquetillo and the inland edge — the working part of town behind the centre, with the market, the bus station and new apartment buildings at the lowest prices in Fuengirola.
What to know before you buy
- The train is a genuine advantage. The C-1 line stops at Fuengirola, Los Boliches, Torreblanca and Carvajal, and runs to Málaga airport in about 25 minutes. No other town on this coast gives you that at these prices.
- Check the orientation and the noise. The coast road and the railway run through the town; a flat can be 200 m from the beach and still hear both. Visit with the windows open.
- Look at the community fees. Many buildings here have pools, lifts and gardens, and older buildings can carry deferred maintenance. Ask for the last three years of minutes.
- Budget 10–13% on top of the price. Full breakdown here.

Does Fuengirola have a train station?
