Benalmádena is three towns stacked on top of each other: a beach strip with a marina, a working town centre at Arroyo de la Miel, and a white village 250 m above them both. Buyers who like one of them often dislike the other two, and the price gap between them is large. Across the municipality there are 28 new developments on our books, from €338,900 to €4,875,000, with a median starting price of €1,019,000.

The five-minute orientation
The municipality sits between Torremolinos and Fuengirola, about 20 km from Málaga. The Cercanías C-1 line has two stops here — Benalmádena, in Arroyo de la Miel, and Torremuelle — which makes it one of the few places on this coast where you can live without a car and still reach the airport in 20 minutes. Málaga airport by road is 15–20 minutes; by train, about 15.
The coast is built up almost continuously from Torremolinos to Fuengirola, and the hillside behind it rises steeply to the pueblo. That geography defines the market: sea views, and how much of a slope you are prepared to climb.
The districts, one by one
Benalmádena Costa
The seafront: a long promenade, beaches, hotels, restaurants, and Puerto Marina at the eastern end. The most tourist-oriented and the most expensive part of the municipality per square metre. Apartments dominate; almost nothing here is a house with a garden.
Arroyo de la Miel
The real town centre, five minutes inland from the coast and 100 m higher. Train station, supermarkets, schools, health centre, and a genuine residential population. More space for the money than the Costa, and the most practical address in the municipality.
Benalmádena Pueblo
The white village above the coast, with narrow streets, restaurants and views. Very little new build, and a 15-minute drive down to the beach. Charming to visit, less practical to live in if you commute.
Torremuelle
Quiet, elevated, with its own train stop and a beach below the cliffs. Villas and low-rise schemes, gardens, and a more residential feel than the Costa. The most attractive compromise between view, space and access.
El Higuerón
The hillside between Benalmádena and Fuengirola, built around a hotel and sports club. Modern gated developments, sea views, and the highest prices in the municipality — the top of the market here is €4,875,000.
What it costs
| Developments on our books | 28 |
| Lowest starting price | €338,900 |
| Median starting price | €1,019,000 |
| Highest | €4,875,000 |
| Start under €500,000 | 8 |
| Start between €500,000 and €1m | 6 |
| Start above €1m | 14 |
The market is small and top-heavy: only 8 developments start below half a million, and 14 of the 28 start above a million. That is unusual for a town with a train station and a beach, and it reflects what has been built here in the last decade — resort-style schemes on the hillside rather than cheap apartments on the coast.

Getting around
- Train. C-1 stops at Benalmádena (Arroyo de la Miel) and Torremuelle; the airport is about 15 minutes away. This is the strongest transport argument of any town between Málaga and Fuengirola.
- Car. The A-7 runs along the coast; the AP-7 bypasses it. Parking in the Costa in summer is difficult.
- Slopes. Much of the Costa is built on a hill. “500 m from the beach” can mean a steep walk back.
Everyday life
Arroyo de la Miel functions as a town: schools, a health centre, a sports centre, supermarkets and a market. The Costa is more seasonal but has year-round restaurants and services. The pueblo is small enough that everyone knows the bakery.
Benalmádena also has more leisure infrastructure than its neighbours — a marina, a cable car up the mountain behind the town, an aquarium, and a long seafront promenade that connects to Torremolinos. For families with children that matters more than square metres.
Who it suits — and who it does not
- It suits buyers who want a beach town with a train line, and who value restaurants, schools and services within a short drive.
- It suits families who want a villa on the hillside with sea views and a 10-minute drive to a beach.
- It does not suit buyers on a tight budget: nothing on our books starts below €338,900, and there is no cheap new-build segment.
- It does not suit anyone who wants quiet in July: the Costa and the marina are busy, and the A-7 corridor is noisy.
What to watch for
- Flight paths and road noise. Parts of the municipality sit under the approach to Málaga. Visit at different times of day and listen.
- Slope and access. Check the walk, the stairs and the road width, especially in the older parts of the Costa.
- Tourist-letting rules. The Costa is a short-let market. If your numbers depend on renting, check the community statutes and the Junta de Andalucía registration requirements.
- Buying costs. 10% IVA plus notary, registry, legal fees and stamp duty — 10–13% on top. Breakdown here.
Frequently asked questions
Is Benalmádena good for living without a car?
Better than most towns here. If you settle in Arroyo de la Miel or near Torremuelle station you can reach the airport, Málaga and Fuengirola by train, and shops on foot. The Costa and the pueblo are car territory.
Why is Benalmádena more expensive than Fuengirola?
The median starting price is €1,019,000 against €705,000 in Fuengirola. Benalmádena has less flat land, more sea views and more recent resort-style construction, and it has almost no new build below €400,000.
What does €1m buy in Benalmádena?
A three or four bedroom villa of 250–450 m² on the hillside at El Higuerón or above the Costa, with a pool and sea views, or a large penthouse on the seafront.
