Benalmádena has 28 new developments on our books — a small market compared with Estepona or Mijas — from €338,900 to €4,875,000, with a median starting price of €1,019,000. What makes it interesting is the shape of the supply: the cheapest new apartment is €338,900, but 14 of the 28 developments start above a million, which puts the town closer to Marbella than to Fuengirola in the middle of the market.

The numbers
| Developments listed | 28 |
| Starting price, lowest | €338,900 |
| Median starting price | €1,019,000 |
| Highest | €4,875,000 |
| Under €500,000 | 8 (29%) |
| €500,000 – €1,000,000 | 6 |
| Over €1,000,000 | 14 (50%) |
Under €500,000: 8 developments, and nothing below €300,000
There is no cheap new build in Benalmádena. The entry point is €338,900 for a two or three bedroom apartment of 85–110 m², and the whole band below half a million is 8 developments. If €350,000 is your budget, Fuengirola and Mijas have more to choose from; here you are buying the address and the train line.
€500,000 to €1 million: six developments
The middle of the Benalmádena market is thin. Three and four bedroom apartments, penthouses, and townhouses on the hillside at El Higuerón or near Torremuelle. Sea views are the differentiator at this level, and the schemes are small.
Above €1 million: 14 developments, and the real character of the town
Half of everything on our books here starts above a million, and 3 above three. The upper market is El Higuerón and the hillside above Benalmádena Costa: gated villa schemes, 400–800 m² of built area, views over the bay to Málaga. The top of the market is €4,875,000.

Where inside Benalmádena
- Benalmádena Costa — the seafront, Puerto Marina, the beaches and the promenade. Apartments, hotels, restaurants; the most holiday-oriented part of the municipality.
- Arroyo de la Miel — the real town centre, with the train station, shops, schools and the health centre. Five minutes inland from the coast, and more affordable per square metre.
- Benalmádena Pueblo — the white village above the coast, with narrow streets and views. Very little new build.
- Torremuelle — quiet, elevated, with its own train stop and a beach below. Villas and low-rise schemes; the most residential address on the coast here.
- El Higuerón — the hillside between Benalmádena and Fuengirola, built around a hotel and sports club. Modern gated schemes, sea views, and the highest prices in the municipality.
What to know before you buy
- The train is the reason to be here. The Cercanías C-1 line runs from Málaga airport through Torremolinos and Benalmádena to Fuengirola, roughly every 20 minutes. Arroyo de la Miel and Torremuelle have stations; the Costa does not.
- Check the slope. Much of Benalmádena Costa is built on a hill. A development advertised as “500 m from the beach” can still mean a steep walk back up.
- Noise from the A-7 and the airport flight path. Parts of the municipality sit under the approach to Málaga. Visit at different times of day.
- Budget 10–13% on top of the price. Full breakdown here.
Frequently asked questions
Is Benalmádena expensive?
The median starting price is €1,019,000, higher than Fuengirola at €705,000 or Torremolinos at €525,685. The upper end — El Higuerón — is Marbella money.
Can you buy a new build in Benalmádena under €300,000?
No. Nothing on our books starts below €338,900, and only 8 developments start below €500,000. For that budget, look at Fuengirola or Mijas.
Does Benalmádena have a train station?
Yes — two on the Cercanías C-1 line: Benalmádena (in Arroyo de la Miel) and Torremuelle. Both connect to Málaga, the airport and Fuengirola.
What does €1.5 million buy in Benalmádena?
A four or five bedroom villa of 300–500 m² on the hillside at El Higuerón or above the Costa, usually with a pool and views over the bay.
