Thirty-one of the 632 new-build developments we list on the Costa del Sol start below €300,000 — 4.9% of the market. Nineteen of them offer nothing larger than 115 m², and only three have four bedrooms or more. Here is what that budget actually buys, town by town, using the lowest advertised price for each development.

A compact home, 32–115 m²
This is the typical shape of the market at this level. In Las Lagunas, eleven developments start from €196,000, with units from 32 to 74 m². The cheapest of them starts at €196,000 for one to three-bedroom units of 44–103 m². One of them runs from €205,000 for one and two-bedroom units up to 74 m². In Torremolinos, another starts at €212,000 for 69–85 m², close to the beach and a short train ride from Málaga airport.
In Estepona, this development starts at €229,000 with one to three-bedroom units of 71–175 m² — unusually generous floor areas for the price, and the reason Estepona keeps appearing on buyers’ lists. In Mijas, a project starting at €295,000 reaches 367 m² at the top of its range, which tells you how wide a single development can be.
Cancelada, on the Estepona side of the New Golden Mile, undercuts all of them: a development from €209,166 with one to three-bedroom units of 62–119 m².

Sometimes more space, if you move inland
The exceptions are inland. Alhaurín de la Torre has two developments under €300,000, from €275,500. Torre del Mar, on the eastern stretch of the coast, starts at €204,950 for 54–115 m². Vélez-Málaga has four developments under €300,000, from €254,950. All of them trade proximity for space, and none of them is Marbella.
What €300,000 does not buy
- Space. Nineteen of the thirty-one developments top out at 115 m², and every one of them has a unit of 60 m² or less.
- A sea view, in most cases. Front-line and sea-view units carry a premium that puts them out of this bracket in every town except the eastern end.
- A large terrace. At this level terraces are modest; the 60 m² terraces in the photographs belong to penthouses at three or four times the price.
- Choice of orientation. When a development has twelve units under €300,000, they tend to be the ones facing inland or the access road.
The next €50,000 matters more than the last
Between €300,000 and €350,000 the market opens up noticeably: 30 more developments come into range, including three-bedroom units of up to 159 m² in Las Lagunas, 147 m² in Mijas and 132 m² in Manilva. If you are close to the limit, it is worth seeing what another €30,000 buys before you settle for a one-bedroom.
Remember the costs on top: 10% IVA on a new build in Spain, plus notary, registry, legal fees and stamp duty — budget 10–13% of the purchase price. On €300,000 that is another €30,000–€39,000 that is not in the advertised price.
How to use these numbers
A starting price is a marketing figure: it is the cheapest unit in the building, often the one with the worst orientation. If the layout you actually want is a two-bedroom with a west-facing terrace, expect to pay 15–30% above the number in the advert. Start from the town that fits your life, then look at what the individual developments offer — not the other way round.
All figures are the developers’ advertised starting prices for developments in our portfolio in October 2026. Prices and availability change without notice. Nothing here is a valuation, an offer, or advice on whether a property suits you.
