Mijas is the second-largest new-build market on the Costa del Sol in our portfolio: 55 developments, starting at €225,000 with a median starting price of €590,000. Only Estepona has more. But Mijas is not one market — it is four, stacked between the mountain and the sea, and the price gap between them is wider than between most towns.
The numbers
| Developments listed | 55 |
| Starting price, lowest | €225,000 |
| Median starting price | €590,000 |
| Highest starting price | €2,990,000 |

Four markets under one name
Mijas Pueblo is the white village on the mountain, several hundred metres above the coast. New build here is scarce and almost always a house rather than an apartment, and you pay for the view and the twenty-minute drive down.
Mijas Costa is the coastal strip between Fuengirola and Marbella — the busiest part, and where most apartments are. La Cala de Mijas is the beach village inside it, with 19 further developments of its own in our data, from €340,000. La Cala Golf sits inland behind it: 23 developments, from €410,000, median €1,661,940 — the most expensive new-build address in the municipality.
What each budget buys
| Under €300,000 | 3 |
| €300,000–€500,000 | 19 |
| €500,000–€750,000 | 8 |
| €750,000–€1,000,000 | 4 |
| Over €1,000,000 | 21 |
The shape of that table is the story: twenty-one of the fifty-five developments start above a million euros, while only three start below three hundred thousand. Mijas is not a cheap town with expensive parts — it is an expensive town with a narrow entry point.
At the bottom of the market
The entry point is an apartment. A development from €225,000 offers one to three-bedroom units of 40–86 m². Another from €239,000 runs to 107 m². Both are on the coastal strip rather than in the pueblo — the village has no stock at that level.
At €295,000 there is an outlier worth knowing about: a development whose smallest units start there and whose largest reach 367 m². Projects that wide are rare, and usually mean a mix of apartments, townhouses and something approaching a villa on one site.
At the top
Above two million the market becomes five-bedroom homes of 375–586 m², mostly around La Cala Golf and the hills behind it. Four developments account for that end, from €2,300,000 to €2,990,000 — the dearest offers five bedrooms and 586 m². These are second homes and rental investments rather than primary residences, and buyers usually compare them with Benahavís, twenty minutes west.
How Mijas compares
Against Estepona, Mijas is cheaper at the median (€590,000 against €695,000) but has less choice below €500,000: 22 developments against Estepona’s 25. Against Fuengirola it is more expensive at the entry point (€225,000 against €215,000) and much more expensive in the middle. What Mijas offers that neither does is the golf-course market — if that is the goal, La Cala is the only realistic answer on this stretch of coast.
How to use this
Decide first whether you are buying the village, the coast or the golf course; the three behave like different towns and the drive between them is fifteen to twenty-five minutes. Then look at individual developments — a starting price is the cheapest unit, often the worst orientation, and the layout you actually want usually costs 15–30% more.
All figures are developers’ advertised starting prices for developments in our portfolio, October 2026. Prices and availability change without notice. Buying costs of roughly 10–13% come on top of the price — see our guide to what buying really costs in Spain.
Common questions
Is Mijas cheaper than Estepona?
At the median, yes: €590,000 against €695,000. But Estepona has more choice at the lower end — 25 developments start at €500,000 or below, against 22 in Mijas — and the entry points are almost identical, €225,000 against €229,000.
Where in Mijas should I buy?
Mijas Pueblo if you want a village and a view; Mijas Costa if you want the beach and apartments; La Cala Golf if golf and quiet matter more than the sea. They behave like three different towns, fifteen to twenty-five minutes apart.
What does €1,000,000 buy in Mijas?
Four developments start between €750,000 and €1,000,000, and 21 of the 55 start above a million. At €2,300,000 and up you are in five-bedroom homes of 375–586 m².
