Estepona has the deepest new-build market on the coast: 84 developments on our books, starting at €229,000 with a median of €695,000. Twice as many as Marbella. That depth is why Estepona is where most buyers find something that fits, rather than adjusting their budget to fit the town.

The numbers
| Developments listed | 84 |
| Starting price, lowest | €229,000 |
| Median starting price | €695,000 |

Under €400,000
Ten developments start below €400,000, which is unusual for a town with a beach promenade and a working old centre. These are apartments, often a few streets back from the water, between 43 and 175 m².
- From €229,000 — 1–3 bedrooms, 71–175 m².
- From €259,000 — 1–3 bedrooms, 65–138 m².
- €315,000 to €407,000 — 2 bedrooms, 89–111 m².
€400,000 to €700,000
The middle of the market, and the busiest. Two and three bedroom apartments and townhouses, usually in a community with a pool, and often the point where a buyer can choose a sea view rather than accept what is left.
- €320,000 to €495,000 — 1–3 bedrooms, 51–100 m².
- €325,000 to €616,000 — 2–3 bedrooms, 75–103 m².
- €375,000 to €430,000 — 2–3 bedrooms, 83–89 m².
Above €700,000
Here the market splits in two. Townhouses and penthouses close to the centre, and villas further out towards Cancelada and the New Golden Mile. At the very top — €3m and above — there are a handful of detached villas on large plots.
- €705,000 to €933,500 — 2–3 bedrooms, 70–88 m².
- €3,250,000 to €5,100,000 — 3–4 bedrooms, 548–924 m².
- €4,750,000 — 7 bedrooms, 761 m².
Where inside Estepona
“Estepona” on a listing covers three quite different places. The town centre and the western beach are walkable and hold the higher prices per square metre. Cancelada and the New Golden Mile sit between Estepona and San Pedro, car-dependent but with larger plots. Inland, towards the hills, the same budget buys considerably more space.
Frequently asked questions
Is Estepona cheaper than Marbella?
On the median, yes: €695,000 against €1,700,000. The entry points are closer — €229,000 against €395,000 — while the middle of the two markets is far apart.
Why are there so many new developments in Estepona?
Land availability and a municipality that has approved growth. It is the simplest explanation for 84 developments against Marbella’s 39 — and it is also why prices here stay competitive across the range.
Can I walk to the beach from a new development?
From some, yes — mainly in the town centre and along the western promenade. From Cancelada and the New Golden Mile, no. Ask us before you fall for a photograph.
