New developments in Torremolinos (2026 guide)

Torremolinos has 16 new developments on our books — the smallest new-build market of the seven towns we cover, and by some distance the most affordable per square metre on the coast. Starting prices run from €212,000 to €1,500,000, with a median of €525,685. If you want a new apartment within walking distance of a beach, a train station and a supermarket for under €400,000, this is where that combination still exists.

Under €500,000: 8 of the 16

Half the new-build market here is below half a million, and it is apartments almost exclusively: one to three bedrooms, 50 to 190 m², in buildings of 20 to 80 units. The cheapest is €212,000 for a one or two bedroom of 69–85 m² — a price that no longer exists in Marbella, Estepona or Benalmádena.

€500,000 to €1 million: 7 developments

Three and four bedroom apartments, penthouses and the occasional townhouse. At this level you are paying for size, a sea view or proximity to La Carihuela and the beach rather than for a different address.

Above €1 million: 1 development

Torremolinos effectively has no villa market. 1 development on our books starts above a million — €1,500,000 for a three bedroom of 300 m². Buyers looking for a villa with a plot are in Benalmádena, Mijas or Marbella.

Where inside Torremolinos

  • La Carihuela — the old fishing district, pedestrian streets, restaurants and a wide beach. The most sought-after address in town and where the highest prices per square metre sit.
  • El Bajondillo and the centre — around Calle San Miguel, five minutes from the beach and the train station. Busy, commercial, walkable year-round.
  • Playamar — east towards Málaga, with the longest beach and larger apartment buildings. Quieter in winter than the centre.
  • Montemar and El Pinillo — inland and uphill, residential, with schools and sports facilities. Cheaper per square metre, and five to ten minutes from the coast on foot.
  • La Colina — further inland towards the motorway, with its own train stop. The most suburban part of the municipality.

What to know before you buy

  • This is a resale town with a thin new-build layer. You are choosing from a handful of buildings rather than a market. If nothing suits, the alternative here is refurbished resale, not a different new development.
  • Check the building, not just the flat. Several schemes are conversions or replacements of older buildings; ask about the community, the lift, the facade and the sound insulation.
  • Tourism is part of the business model. If you plan to rent, check the community statutes and the town hall rules on tourist lets before you buy — some buildings prohibit them.
  • Budget 10–13% on top of the price. Full breakdown here.

Frequently asked questions

Is Torremolinos the cheapest place to buy new build on the Costa del Sol?

Close to it. The median starting price is €525,685 — lower than Fuengirola at €705,000, Benalmádena at €1,019,000 and Marbella at €2,499,000. Only parts of Mijas and Estepona go lower, and there you are further from a train.

Does Torremolinos have a train station?

Yes — several stops on the Cercanías C-1 line (Torremolinos, Montemar Alto, El Pinillo, La Colina), with Málaga airport about 10 minutes away and Málaga centre about 20.

Can you buy a new build in Torremolinos under €250,000?

Yes. The cheapest is €212,000 for a one or two bedroom apartment, and 8 developments start below €500,000.

Is Torremolinos a good place to live all year?

It has a resident population and a real town centre, so it does not empty in winter the way some coastal urbanisations do. It is also the busiest and most built-up of the seven towns, with less green space and more traffic.
