Benahavís is a mountain municipality of about 145 km² that reaches from the hills above San Pedro down to the coast road, and it contains some of the most expensive residential land in Spain alongside a village where you can still buy a two bedroom apartment for €395,000. That contradiction is why the town confuses buyers: the median starting price is €3,900,000, the highest of the seven towns we cover, and yet 2 developments start below half a million.

The five-minute orientation
The village sits about 7 km inland from San Pedro de Alcántara, at the end of the A-7175, in a valley between two ridges. From the coast road it is 15 minutes; from Puerto Banús 20; from Marbella town 25; from Málaga airport about 50. There is no beach inside the municipality — the coastline at San Pedro belongs to Marbella — and no train anywhere near it.
What the town does have is elevation, green views, and a concentration of gated communities and golf courses that begins at the coast road and climbs to La Zagaleta at around 400 m.
The districts, one by one
The village
White streets, a small plaza, and a restaurant trade that draws people up from the coast at weekends. Living in the village itself means walking to a bar or a bakery, which is unusual in this municipality. New build is limited and mostly on the edges.
La Heredia and the A-7175 corridor
The road climbing from San Pedro passes several urbanisations and the small development at La Heredia, built in Andalusian style. This corridor holds most of the apartment and townhouse supply, and it is the part of Benahavís with the shortest drive to shops and schools.
La Quinta
Golf, views over the coast, and the most urban of the Benahavís addresses — five minutes from Nueva Andalucía and ten from Puerto Banús. Apartments, townhouses and villas, and the largest number of units of any single area in the municipality.
Los Flamingos
West of the village, around a golf course and a hotel, towards Estepona. Large villas and a handful of apartment schemes; quieter and greener than La Quinta, and slightly further from everything.
El Madroñal
High above the coast road, behind a gate, almost entirely villas on plots of 2,000 m² and more. The most expensive per unit after La Zagaleta, and the most private. You will not see a neighbour unless you want to.
La Zagaleta
The benchmark address of the Costa del Sol: a private estate with its own security, two golf courses and plots measured in hectares. Nothing on our current books sits inside it — it trades privately — but it sets the ceiling against which every villa in Benahavís is priced.
Atalaya
The eastern edge, bordering Estepona and San Pedro, with golf, a commercial centre and quick access to the coast road. The most practical address in the municipality if you want to be in the car less, and the cheapest per square metre on the eastern side.
What it costs
| Developments on our books | 59 |
| Lowest starting price | €395,000 |
| Median starting price | €3,900,000 |
| Highest | €11,900,000 |
| Start under €1m | 7 |
| Start above €3m | 38 |
The market is top-heavy in a way no other town here is: 52 of 59 developments start above a million, 38 above three million, and the top of the range reaches €11,900,000. Below a million you are looking at apartments and townhouses in La Quinta, Los Flamingos or along the village road; above three million, at villas where the plot and the gate matter more than the built area.

- €668,000 — 2–3 bedrooms, 96–132 m² in Atalaya.

Getting around
- Car, always. Two cars is normal here. Nothing in the municipality is walkable to a beach, a supermarket or a school, and the hills make cycling impractical for daily use.
- Roads. The A-7175 from San Pedro is the main access and it is slow in summer and in the morning school run. From Atalaya you join the A-7 directly, which saves ten minutes.
- Airport. Málaga 50–60 minutes; Gibraltar 45–55 minutes.
Everyday life
The village has restaurants, a small supermarket, a health centre and a school. Everything else — supermarkets, hospitals, international schools, cinemas, the beach — is down on the coast at San Pedro, Estepona or Marbella, 15 to 25 minutes away. That is the bargain: you get space, quiet and views, and you pay for it in driving.
Community charges reflect the infrastructure. Private security, gates, slopes, irrigation and communal pools cost more per unit here than in a flat coastal urbanisation, and a large villa in a gated estate can carry several hundred euros a month before you have turned on a light.
Who it suits — and who it does not
- It suits buyers who want privacy, elevation and green views, and who do not need to walk anywhere.
- It suits golfers and families with older children who will be driven to school anyway.
- It does not suit anyone without a car, or anyone who wants the beach at the end of the street.
- It does not suit buyers on a tight budget: apart from {s[“u500”]} developments under €500,000, the entry point is effectively a million euros.
What to watch for
- What is zoned around you. Benahavís still has undeveloped land between schemes. A view today can be a building site in three years — ask the town hall what the neighbouring plots allow.
- Fire risk. The hills behind the coast are a high-risk area for forest fire. Ask about firebreaks, access roads and whether the community has a fire plan; check that the insurance covers it.
- Water and access on hillside plots. Pressure, drainage and the width of the access road are real issues above the village.
- Resale liquidity. Above €3m the buyer pool is small and international. Price honestly and expect a longer sale than in Marbella.
Frequently asked questions
Is Benahavís cheaper than Marbella?
No — the median starting price is €3,900,000 against €2,499,000 in Marbella. Benahavís is where Marbella buyers go when they want more land and more privacy for the same money, not when they want to spend less.
Can you live in Benahavís without a car?
Not realistically. The village is walkable in itself, but the beach, supermarkets, schools and hospitals are all down on the coast.
Why are community fees higher in Benahavís?
Private security, gated access, sloping terrain, irrigation and larger communal areas. A villa estate can carry several hundred euros a month per property.
