Benahavís has 44 new developments on our books, from €400,000 to €10.9 million. The highest price per square metre is not at the top of that range. It belongs to a 470 m² villa priced at €6.3 million — €13,404 per m² — inside Marbella Club Golf Resort.

What the money goes to
Not the house. The house is described as roughly 450 m² of indoor living space plus about 200 m² of outdoor entertaining areas — a description that does not quite match the 470 m² in the listing fields, and that is worth clarifying before you view.
What you are buying is the position: an elevated plot with no road noise, inside a gated community with 24-hour security, CCTV and concierge, walking distance to the equestrian centre, the practice range and the Club House. The resort has its own golf club and low construction density, which is the reason the landscape still looks like a landscape.
How it is laid out
The villa is arranged over two main levels. The entrance level holds the hall, a guest toilet, a lift, three en-suite bedrooms — one of them the principal suite with a dressing room. The ground floor holds a fourth en-suite bedroom plus the open-plan living and dining area, the kitchen, and direct access to the terraces, the heated pool and the garden.
That arrangement matters if you have guests: three bedrooms on the entrance level and one below means the ground floor bedroom can be used without disturbing the rest of the house.

What to ask before you commit
The 470 m² against the 450 + 200 m². Ask for the built-area breakdown by level, including terraces, so you know what is enclosed and what is covered outdoor space.
Completion date. The listing says off-plan but does not give a date. Ask for the licence status and the current build stage.
What is included at €6.3 million. Underfloor heating, solar panels, smart home, water filtration and a wine cellar are listed as features. Ask which of them are standard and which are options priced separately.
The community fees. A resort with 24-hour security, CCTV and concierge carries a running cost. Ask for the current annual figure.
Who it suits — and who it does not
It suits a buyer who wants privacy, security and golf, and who values the address more than the square metres. At €13,404 per m² you are paying for the enclave, not the floor plan.
It does not suit a buyer who wants the most house for the money in Benahavís. For the same €6.3 million there are villas of 700 m² and more elsewhere in the town — with a different postcode and a different set of neighbours.

FAQ
Is €6.3 million the only price? Yes. The listing shows one price, not a range, so the villa is a single unit rather than one of a series of types.
How many bedrooms? The listing says 4 bedrooms and 6 bathrooms. The description describes four en-suite bedrooms plus a principal suite with dressing room — worth confirming which count applies.
Is there a lift? Yes, a private lift connects the levels.
