Benahavís, Estepona or Mijas: Where New-Build Buyers Get Most for Their Money

Buyers usually ask which area is “best”. It is the wrong question. Benahavís, Estepona and Mijas are not three versions of the same market at three price points — they solve three different problems, and the numbers from our own portfolio show it plainly.

Benahavís: a different market, not a dearer one

The median development in Benahavís starts where the others end. Five developments, entry at €3,495,000, median €6,695,000. What you are buying is land, privacy and a gate — plots large enough that the price per square metre of built space stops being the relevant measure.

This is where buyers come who have already decided they want a villa and are choosing between hills, not between towns. If your budget is below three million, Benahavís is not a stretch target — it is the wrong market.

Estepona: the widest choice

Thirteen of the ninety developments sit in Estepona, from €321,000 to €2,500,000. That breadth is the point. You can buy an entry-level apartment, a mid-market townhouse and a sea-view villa without leaving the municipality.

The trade-off is that “Estepona” covers a lot of ground. Developments near the old town behave differently from those on the western side towards Casares, and the price gap between them is not always reflected in the marketing.

Mijas: the entry point of the coast

A median of €352,000 and an entry of €225,000 make Mijas the most accessible of the three. Seven developments, one of them reaching €1,599,000, so there is a top end — but the centre of gravity is apartments and townhouses for buyers who want a base on the coast without stretching.

What you give up is proximity: Mijas is inland, and the beach is a drive, not a walk.

Choosing between them

Work backwards from three questions.

What is the budget? Under €500,000, Mijas and outer Estepona are the realistic field. Between €500,000 and €1.5m, Estepona and Marbella overlap and it becomes a question of address within the town. Above €3m, Benahavís opens and the comparison changes to plot size and privacy.

How will the property be used? A rental-focused purchase behaves differently from a family home. Estepona’s depth of supply tends to make it the more liquid market; Benahavís turns over slowly by nature.

How often will you be there? If the answer is “a few weeks a year”, the walk to a restaurant matters more than the size of the garden — and that argues for Marbella or central Estepona rather than Mijas.
