Marbella has 79 new developments on our books across the municipality — from €375,000 to €7,800,000, with a median starting price of €2,499,000. That median is the highest of the seven towns we cover apart from Benahavís, and on its own it is misleading. Marbella is not one market: 57 of the 79 developments start above a million euros, and the entry level exists in a handful of places on the eastern edge of the town and in San Pedro de Alcántara.

| Median starting price | €2,499,000 |
| Highest | €7,800,000 |
| Under €500,000 | 8 (10%) |

| Over €1,000,000 | 57 (72%) |
Under €500,000: 8 developments, all east of the centre
Only 8 of the 79 start below half a million, and none below €375,000. They are small schemes — studios to three bedrooms, from 38 m² — in Marbella town itself, in La Princesa just north of it, in Altos de los Monteros, and in San Pedro. If half a million is your ceiling, this is the whole list of what is new build rather than resale:
€500,000 to €1 million: the apartment market
Another 14 developments sit in this band, and it is where most buyers who want a new build in Marbella actually end up. The typical product is a two or three bedroom apartment of 95–130 m² with a terrace, a communal pool and a garage space, five to ten minutes by car from the beach. Penthouses with solariums appear at the top of the band.
€1 million to €3 million: 27% of the market
This is the centre of gravity in Marbella: 21 developments start between one and three million. Above a million the product changes character — townhouses and villas rather than apartments, larger plots, gated entrances, and addresses that carry a name: Nagüeles, the Golden Mile, Nueva Andalucía, Elviria, Río Real. Interior sizes run from about 130 m² to well over 300 m².
Above €3 million: 36 villa projects
Beyond three million the market is villas almost exclusively, sold on plot, privacy and view rather than on built metres. The concentration is in Cabopino and the eastern coast, Los Monteros, Cortijo Blanco, Nagüeles and the Golden Mile. Six and seven bedroom homes of 500–1,100 m² are normal at this level, and several of the projects are single plots rather than multi-unit schemes.

Where inside Marbella
- Marbella town — the old town, the Avenida del Mar and the seafront. Walkable, year-round life, apartments rather than villas, and the highest price per square metre for anything within a few streets of the centre.
- The Golden Mile — the stretch between the town and Puerto Banús, with the Marbella Club and Puente Romano. The most expensive address in the municipality per square metre; new build here is rare and comes as boutique schemes or individual villas.
- Sierra Blanca and Nagüeles — the hillside directly above the Golden Mile. Gated villas, large plots, views over the coast; the quietest of the expensive addresses.
- Nueva Andalucía — the golf valley behind Puerto Banús. Apartments and townhouses around the courses, plus villas on the higher streets. Five minutes to the marina, and the densest concentration of new apartment schemes in the municipality.
- San Pedro de Alcántara — a working town to the west with a long beach promenade and its own centre. More space for the money than Marbella town, and the most active new-build cluster at the lower end of the market.
- Guadalmina Baja and Cortijo Blanco — between San Pedro and the sea. Golf, mature gardens, large villas; little apartment supply.
- Elviria and El Rosario — ten minutes east of the town, in the pine woods above the beach. Family apartments and townhouses, international schools nearby, and a quieter, more residential feel.
- Los Monteros, Altos de los Monteros, Marbesa, Artola and Cabopino — the eastern coast. Cabopino has protected dunes and a small marina; Marbesa and Artola are low-rise and beachside; Altos de los Monteros is elevated with sea views and gated villa schemes.
What is actually being built
Marbella is not a town of large new urbanisations any more. The supply is mostly boutique: gated schemes of 10 to 40 units, villa projects of three to twelve plots, and the occasional taller apartment building in Nueva Andalucía or on the approach to San Pedro. That has two consequences for a buyer. Completion dates are usually 12 to 24 months rather than four years, and the developer is often a small company rather than a listed one — which makes the paperwork more important, not less.
Before you reserve
- Check the licence first. The building licence (licencia de obra) and the planning status of the plot decide whether your deposit is protected. Seven checks before you pay a deposit.
- Ask for the bank guarantee. Off-plan payments are supposed to be covered by a guarantee or an insurance policy; ask to see it before the second payment, not after.
- Budget 10–13% on top. New build carries 10% IVA plus notary, registry, legal fees and stamp duty. Full breakdown here.
- Read the community charges on apartments. Pools, lifts, gardens, concierge and security are not in the price, and a gated scheme with 24-hour security can run to several hundred euros a month.
Frequently asked questions
Is Marbella more expensive than Estepona?
On the median, yes — €2,499,000 against €699,500 in Estepona. But the two overlap below a million: Marbella has 8 developments starting under €500,000, Estepona has 30.
Can you buy a new build in Marbella for under €500,000?
Yes, but the list is short: 8 of the 79 developments we track, mostly one to three bedroom apartments of 38–154 m² on the eastern side of the town and in San Pedro. Nothing starts below €375,000.
Do I need a car in Marbella?
For most addresses, yes. Marbella has no train, and the bus network connects the town, Puerto Banús, San Pedro and the eastern urbanisations but slowly. The old town and San Pedro are walkable for daily life; Elviria, Cabopino and the hillside addresses are not.
What does €1.5 million buy in Marbella?
Either a large apartment or penthouse of 150–280 m² in Nueva Andalucía or near the Golden Mile, or a four bedroom villa of 200–300 m² in Elviria, Río Real or the eastern coast. The villa will come with a smaller plot than at €3 million.
