New developments in Mijas (2026 guide)

Mijas has 118 new developments on our books across the municipality — the second-largest new-build market on the Costa del Sol after Estepona — from €213,000 to €3,800,000, with a median starting price of €867,000. The number hides the point: Mijas is four different places wearing one name, and they run from a €213,000 apartment inland at Las Lagunas to a €3.8 million villa above La Cala Golf.

Under €500,000: 41 developments, the cheapest new build in the area

No other municipality on this coast gives you this much choice at the bottom of the market. 41 developments — 35% of everything in Mijas — start below half a million, and 8 of them below €300,000. Most are one to three bedroom apartments in Las Lagunas and the urban part of Mijas Costa, with the seaside village of La Cala within a ten-minute drive.

€500,000 to €750,000: 14 developments

Three bedroom apartments of 100–140 m², townhouses with private gardens, and the first villas. La Cala de Mijas, El Chaparral and the lower slopes above the coast road are the main locations at this level.

€750,000 to €1,000,000: 10 developments

A narrow band, mostly townhouses and small villas within walking distance of La Cala or on the golf courses.

Above €1 million: 53 developments

Above a million Mijas becomes a villa market: 38 developments start between €1m and €2m, 13 between €2m and €3m, and only 2 above three million. La Cala Golf, Mijas Golf and the hillside above the village hold almost all of it. Plots are bigger than in Marbella at the same price, and the trade-off is distance: you are 25–30 minutes from Marbella and 35 from the airport.

Where inside Mijas

  • Las Lagunas — the urban part of the municipality, next to Fuengirola. Supermarkets, schools, health centre, and the cheapest new apartments in Mijas. Not a holiday address, but the most practical one.
  • La Cala de Mijas — the seaside village: a promenade, restaurants, a beach, and a small centre that is walkable. The most desirable address in the municipality and where the highest price per square metre on the coast sits.
  • La Cala Golf and Mijas Golf — three courses at Cala Golf, two at Mijas Golf. Apartments, townhouses and villas around the fairways, with views and quiet, but a car is mandatory.
  • Mijas Costa, Riviera del Sol and Calahonda — the long band of urbanisations along the A-7 between Fuengirola and Marbella. Mixed stock, mostly low-rise, close to the beach in places.
  • Mijas Pueblo — the white village at 400 m, with the best views in the municipality and the strongest tourist identity. Little new build; what exists is small and on the edge of the village.
  • El Chaparral — golf and beachside just east of La Cala, with a handful of new schemes and a quieter feel.

What to check in Mijas

  • The address decides the commute. Las Lagunas is 5 minutes from Fuengirola and its train station; La Cala Golf is 15 minutes inland from the coast road. Check the actual drive before you buy.
  • Some urbanisations are old. Mijas Costa was built out in the 1980s and 1990s; a new scheme next to ageing ones can look isolated. Ask what surrounds the plot.
  • Check water and services on hillside plots. Higher up towards the pueblo, pressure and access can be issues that a coastal apartment never has.
  • Budget 10–13% on top of the price. Full breakdown here.

Frequently asked questions

Is Mijas a good place to buy a new build?

If budget matters more than address, it is the best value on this coast: 41 of 118 developments start below €500,000, and the median is €867,000 against €2,499,000 in Marbella. The trade-off is distance from Marbella and the airport.

What is the difference between Mijas, Mijas Costa and La Cala de Mijas?

Mijas Pueblo is the white village inland at about 400 m. Mijas Costa is the long coastal band along the A-7. La Cala de Mijas is the seaside village inside Mijas Costa. All three are in the same municipality, 10–20 minutes apart by car.

What does €300,000 buy in Mijas?

A one or two bedroom new apartment of 40–90 m² in Las Lagunas or the inland part of Mijas Costa, with a pool and a garage. 8 developments start below that figure.

Is there a train to Mijas?

No. The Cercanías C-1 line ends at Fuengirola, which is 5–10 minutes from Las Lagunas and about 15 from La Cala. Everything else in Mijas needs a car or a bus.
