Estepona is the municipality that grew up while nobody was looking. Twenty years ago it was a working fishing town with a bypass problem; today it has 114 new developments on our books, a restored old town, a marina, a 20-kilometre coastline and the widest price range of any town on this stretch — €223,370 to €4,750,000, with a median starting price of €699,500. It is also the only place where a new two bedroom apartment under €300,000 is still normal.

The five-minute orientation
The municipality runs from the Río Guadalmina in the east to Casares in the west — about 20 km of coast and a great deal of inland territory behind it. The old town and the port sit roughly in the middle; the New Golden Mile stretches east towards Marbella; Cancelada, Bel Air and Selwo are inland along the A-7; Valle Romano and the golf courses are behind the town.
Málaga airport is 80 km and 60–70 minutes by the AP-7. Gibraltar is about 45 minutes west. Marbella is 25 minutes east, and Puerto Banús 20. There is no train: the Cercanías line finishes at Fuengirola, an hour away.
The districts, one by one
The old town and the port
Pedestrian streets, the Plaza de las Flores, the orchid garden, and a marina with restaurants around it. The most walkable part of the municipality and the only one where you can live without a car for daily purposes. New build is scarce, small and expensive per square metre.
La Rada, Playa del Cristo and the western seafront
The two main town beaches, with the promenade running the length of them. Apartments and townhouses within walking distance of the centre, popular with northern European residents who want to winter here without driving.
The New Golden Mile
The stretch between San Pedro and Estepona, and the densest concentration of new apartment resorts on the whole coast. Gated schemes, beach clubs, large communal pools. Prices run from about €360,000 for a two bedroom to over €1.3m for a penthouse or a villa.
Cancelada
A village on the inland side of the A-7 with its own centre, schools and supermarkets, five minutes from the beach at Saladillo. The cheapest new build in the municipality starts here — €223,370 for a one bedroom — and it is where you get the most space for the money.
Bel Air and El Paraíso
Bel Air is a long-established urbanisation with a commercial centre and a golf course; El Paraíso sits further east towards Marbella and is mostly villas. Both are practical rather than picturesque.
Valle Romano and Selwo
Golf and hillside west of the town, with villas and townhouses and views back over the coast. Quieter, greener, and a five-minute drive from the beach and the town.
What it costs
| Developments on our books | 114 |
| Lowest starting price | €223,370 |
| Median starting price | €699,500 |
| Highest | €4,750,000 |
| Start under €300,000 | 3 |
| Start under €500,000 | 30 |
| Start above €1m | 40 |
Estepona has the broadest distribution of any town we cover: 30 developments below half a million, 35 between half and three quarters, and 40 above a million. That means the same town can serve a first-time buyer with €300,000 and a villa buyer with €3m — which is precisely why it has grown so fast, and why the quality of what you get at each price varies more than in Marbella.
- €223,370 — 1 bedrooms, 63–80 m² in Cancelada.
- €233,000 — 3 bedrooms, 109 m² in Estepona.
- €259,303 — 1–3 bedrooms, 62–119 m² in Cancelada.
- €4,750,000 — 7 bedrooms, 761 m² in Estepona.
- €4,595,000 — 4 bedrooms, 640 m² in Estepona.

Getting around
- Car. The A-7 runs the length of the municipality and is the main street of the coast; the AP-7 toll road bypasses the town and is worth the money in summer.
- Bus. Frequent coaches along the coast to Marbella, Fuengirola and Málaga, plus local lines. Between urbanisations a car is still easier.
- Distances. The town is long: two addresses both described as “Estepona” can be 25 minutes apart. Always check the actual location, not the town name.
Everyday life
Estepona has a genuine year-round centre: schools, a hospital, health centres, a market, and a promenade that people use in December. The old town has been substantially pedestrianised and restored over the last fifteen years, and the result is a town that feels lived-in rather than seasonal — which is not something you can say about every municipality on this coast.
The downside of the growth is construction. Large parts of the New Golden Mile and the land behind the A-7 are still being built out, and a quiet view can become a crane for two years. Ask what is planned on the neighbouring plots.
Who it suits — and who it does not
- It suits buyers who want maximum space and quality per euro, and who are happy to be 25 minutes from Marbella rather than in it.
- It suits first-time buyers on the coast: there is real new-build supply under €400,000 here that does not exist in Marbella or Benahavís.
- It does not suit anyone who needs a train, or who wants the density of restaurants and shops that Marbella town offers.
- It does not suit buyers who want a finished, settled streetscape: much of the town is still under construction.
What to watch for
- Phase and position. Most large schemes sell in phases. Ask which phase, what is still to be built in front of you, and whether the sea view is protected.
- Distance from the beach. “Estepona” can mean 2 km inland with no sea view. Check the walk, not the marketing.
- Community costs in resort-style schemes. Large pools, gardens, gyms and concierge services are the reason some of these developments look cheap per square metre and cost more per month.
- Buying costs. 10% IVA plus notary, registry, legal fees and stamp duty — budget 10–13% on top of the price. Breakdown here.
Frequently asked questions
Is Estepona a good place to live all year?
Yes — it has a resident population, schools, a hospital and a restored town centre that functions outside the tourist season. That is one reason so many northern Europeans have settled here permanently rather than buying a holiday flat.
How far is Estepona from Marbella and the airport?
Marbella is 25 minutes east, Puerto Banús 20, and Málaga airport 60–70 minutes. Gibraltar airport is about 45 minutes west.
What can I buy in Estepona for €400,000?
A two or three bedroom new apartment of 90–130 m² with a terrace, pool and garage, five to fifteen minutes from the beach. 27 developments start in the €300,000–€500,000 band.
